February Sees Decline in Singapore’s New Home Sales
The real estate market in Singapore experienced a notable slowdown in February, as new private home sales fell to just 246 units. This decline is primarily attributed to a lack of new project launches coinciding with the Chinese New Year festivities.
According to analysis by PropNex, the figure reflects an impressive 47% decrease from the previous month’s sales of 466 units. Moreover, when compared year-on-year, this marks a staggering drop of approximately 85%, down from 1,597 transactions recorded in February of the prior year.
Despite these figures portraying a weakened performance within the sector, PropNex clarified that the reduction is more closely associated with limited inventory rather than diminishing buyer interest. In fact, during the initial two months of this year, developers have successfully sold a total of 712 new private residences.
Sales Trends Across Market Segments
Sales trends indicate a widespread decrease across various segments of the market. In the Core Central Region (CCR), for instance, new home sales declined by 61% month-on-month, bringing the total to only 63 units sold. This drop follows a strong January performance fueled by the Newport Residences launch that drove sales up to 162 units.
The Newport Residences project once again achieved remarkable success by moving an additional 32 units in February at an average price of $3,059 per square foot (psf). Since its launch in January, approximately two-thirds of its available inventory has been sold.
Performance Outside Central Region
In areas outside the central region, developers managed to sell only 80 units in February. This represents a significant drop from January’s total of 183 units that included buoyant activity surrounding Narra Residences’ entry into the market. The top performers during this month comprised Chuan Park and Narra Residences with transactions amounting to 14 and 12 units respectively.
Rest of Central Region Insights
The Rest of Central Region also exhibited decreased activity, recording sales of about 103 units which is roughly a 15% decline month-on-month. Projects such as Pinetree Hill and One Marina Gardens led this segment during February.
Executive Condominium Segment Performance
The executive condominium (EC) market saw even sharper declines with just 20 EC units sold compared to January’s robust figure of 524. The strong performance earlier was largely driven by Coastal Cabana EC’s launch. Otto Place EC emerged as the leading project for February.
Future Market Outlook
Despite these dips in performance across various segments, there are expectations for an increase in market activity as several new projects are anticipated to launch soon. Notably, Rivelle Tampines EC is set to introduce its offerings later this March with an impressive count of **572 units** aimed at revitalizing interest among prospective buyers.
This positive outlook indicates that while temporary setbacks have occurred due to seasonal factors and limited supply, the underlying demand remains robust within Singapore’s residential property sector.
